These terms become binding on both parties when the customer has paid the advance payment mentioned in the contract terms to Lahtela Holiday Cottages, or has paid both the advance payment and the final payment simultaneously, or when payment has been made in special cases upon the customer's arrival at the holiday destination.
An invoice will be sent to the customer either by regular mail or email. Payment must be made based on the invoice information. Any complaints related to the invoice must be reported within 5 days of the invoice date.
The reservation is confirmed when the customer has paid the advance payment of 50% of the rental price by the due date (7 days from the invoice date), unless otherwise agreed, or has paid both the advance payment and the final payment simultaneously. The final payment must be made at the latest one month (30 days) before the start of the holiday.
If payments and payment schedules are neglected, the reservation may be canceled without separate notification to the customer.
Cancellation must always be made in writing (letter, email) to Lahtela Holiday Cottages. A cancellation is considered to have taken place at the moment when the information about the cancellation has reached the landlord. If the customer can prove that the cancellation was made and sent to the correct address at the correct time, the cancellation is accepted even if it is delayed or does not arrive at all.
For a reservation cancellation, 30% of the agreed total rental price will be retained. If the cancellation occurs less than 30 days before the start of the holiday, the entire holiday price will be charged. If the holiday destination can be marketed to another customer, from whom a corresponding amount can be collected, only 30% of the total rental price will be retained as cancellation costs.
Notwithstanding the above, the customer has the right to get back the amount paid to Lahtela Holiday Cottages, excluding the advance payment, if the customer or a person living in the same household with them becomes seriously ill, has an accident, or dies. The cancellation must be reported without delay and proven in a reliable manner, e.g. with a medical certificate. If the cancellation occurs less than 48 hours before the start of the reservation period or during the reservation, the payment made by the customer will not be refunded.
In the case of force majeure, Lahtela Holiday Cottages may cancel the reservation. In this case, the customer has the right to receive a full refund of the amount paid. If payments and payment schedules are neglected, the reservation may be canceled without separate notification to the customer. If the reservation has to be interrupted due to disruptive behavior or vandalism, no refunds will be made.
All costs and measures resulting from disturbances, damages, and dangers will be invoiced to the customer according to the actual costs.
The cottage keys will be handed over to the customer at the estimated arrival time previously notified to the owner either by phone or in writing. The owner or caretaker has the right to charge a deposit of €100.
If the customer does not return the cottage keys and can be considered to have lost them due to negligence, the actual costs incurred for changing the cottage locks will be charged, reduced by any possible deposit payment.
In weekly reservations, the cottage is available to the customer from 4:00 PM on the arrival day until 12:00 PM on the departure day.
In weekend reservations, the cottage is available from 4:00 PM on Friday until 6:00 PM on Sunday evening.
The holiday destination rental includes free use of the property (including sauna, boat, property furniture, dishes, cooking utensils, and energy for heating, light, and cooking).
The customer has the option to rent bed linens for €12/person (including bottom sheet, duvet cover, pillowcase, hand towel, and sauna towel).
The customer is primarily responsible for cleaning the cottage during the stay and at the end of it. If at the end of the reservation the cleaning has not been performed or has been performed inadequately, and we have to take care of it before the next customer arrives, the landlord has the right to charge a cleaning fee of at least €150, reduced by any possible deposit payment. The customer can order final cleaning for the property (€100) when making the reservation. However, we require that the holiday home be left in a condition resulting from normal living: furniture and movable property intact and in place, bodily fluids, etc. removed, and garbage taken to the designated place. The customer takes care of the cottage cleaning themselves. Furniture and movable property should be intact and in place, bodily fluids, etc. removed, and garbage taken to the designated place. Instructions on what the final cleaning includes and how to do it can be found in the cottages.
For an exceptionally dirty property, we will charge €70/hour according to the hours used.
All use of open fire (candles, tealights, outdoor lights) is strictly prohibited in the holiday destination. Only water can be thrown on the sauna stove (fragrances are prohibited). Aromatic, peat, or honey lotions must not be used in the sauna. Making a campfire is only allowed in the designated place but is strictly prohibited during forest fire warnings! Drying mushrooms, berries, and fish indoors is prohibited! The use of water scooters is prohibited!
The cottage may be used by at most the number of people indicated in the brochure as the number of beds, or as agreed when booking the cottage. The use of tents or caravans on the cottage property without the owner's permission is prohibited. Pets are allowed only in Kapasaari (maximum 2 dogs). The bringing of pets to the holiday destination must be reported when making a reservation.
Bringing pets to Kanerva and Vanamo is strictly prohibited. Smoking is prohibited in all indoor areas of the holiday destinations.
Charging electric cars at the cottages is prohibited. The electrical system is not designed for electric car charging. For more information, contact Juha Lahtinen at 0400255715.
The nearest charging points are in Heinola (40 km), Mäntyharju (32 km), and Kuortti (25 km).
Close the damper of the fireplace and sauna stove when the embers have gone out; if the damper is not closed, the cottage will cool down in winter.
When leaving, turn off the lights, close the doors and windows. The key is returned to Lahtela unless otherwise agreed.
Angling and ice fishing are included in the right of public access. For lure fishing, you must first pay the state fishery management fee. You can buy a fishing permit for the Lake Enonvesi protected area from Lahtela. A spinning license in the protected area costs €10.
During the stay, the customer is obliged to take care of the prevention of slipperiness in the yard area of the holiday destination as deemed necessary. Sand has been provided in storage containers for sanding; if the sand runs out, the customer is obliged to inform the owner. In winter, when going into an ice hole, the customer must exercise special caution. In the event of a slipping accident, the customer is obliged to report the incident immediately to the landlords. If the accident has not been immediately reported to Lahtela, the responsibility for the incident expires. If a customer under the influence of alcohol or other intoxicating substances slips and injures themselves, Lahtela Holiday Cottages assumes no responsibility whatsoever for the incident.
The customer is obliged to compensate for any damages caused to the holiday destination or its movable property directly to the property owner. Lahtela Holiday Cottages is not responsible for damage caused to the customer due to an unpredictable force majeure or a similar reason (e.g. natural phenomena, power outages, etc.) that is not due to the landlord and the consequences of which could not reasonably be prevented. Lahtela Holiday Cottages is also not responsible for damage or consequences caused by normal natural phenomena.
All notices and complaints related to the holiday destination must be addressed immediately upon the occurrence of the issue and during the reservation directly to the owner. The matter will be restored as soon as possible. If the customer and Lahtela Holiday Cottages cannot reach an agreement on the matter, the customer may bring the matter before the Consumer Complaints Board.
The contracting parties strive to resolve disputes arising from the agreement through mutual negotiations. If an agreement cannot be reached in the negotiations, disputes will be resolved in the district court of the locality of the holiday destination. Finnish law applies to the agreement.
The terms are valid until further notice, and Lahtela Holiday Cottages reserves the right to make changes.
